Asbestos was used in over 3000 different materials and kills over 3000 people each year. The Control Of Asbestos Regulations 2006 requires all non-domestic properties to have an asbestos survey carried out by a competent persons. Every non-domestic premises should have an asbestos survey by now, although many still haven't!. Much of the time an asbestos survey simply confirms that there is no asbestos material in the buildings or that the asbestos materials are low risk and can easily be managed (asbestos cement garages, vinyl floor tiles, damp course, roof tiles, sink pads, Artex etc). You need to know either way. If you do have medium to high risk materials like AIB (asbestos insulation board), pipework insulation, sprayed coatings, asbestos paper and wall coverings etc. These can usually be managed through proper sealing (encapsulation), mechanical protection and steps/procedures to restrict access to them. There is usually no need to remove asbestos materials simply because they contain asbestos, asbestos materials that are sealed are quite safe and should be left alone and managed! The dangerous approach is to wrongly assume there is no asbestos just because they are not immediately obvious. One of the biggest causes of asbestos exposure to tradesmen and employees is the regular disturbance of AIB (asbestos insulation board) which contains about 40% Amosite (brown asbestos), this fireproofing material was used extensively in all types of buildings domestic, commercial and industrial.
